The "First Day Marketing" principle means that a property can be marketed without a HIP until 31st May 2008, providing a HIP has been commissioned. We will provide a certificate that any document not available at the time of marketing has been ordered and will be provided within 28 days, if the required documents cannot be provided within these times, we will continue to use all reasonable efforts to obtain them.
Once the Energy Performance Certificate (EPC) has been received, a HIP will have to be provided to potential buyers via the Estate Agent.

How WGS will prepare your HIP
Some Agents are offering to prepare an HIP for free, in fact building the cost of the HIP into the Agent’s commission and tying the Seller into a particular agency.
At WGS we will prepare your HIP using our expertise and using the latest technology to obtain the Compulsory Documents for the pack in the minimum time.
In addition, after consultation with the Seller we will prepare such Optional Documents as we agree that a sensible Buyer will require in order to proceed.
We will provide you with a checklist and upon receipt of the agreed fee for both freehold and leasehold HIPs, we will prepare the pack ready for immediate delivery to your agents as a password protected Adobe Reader (PDF) file on our website, or, as you request , a
CD-ROM or as a hard copy.
